SMART Real Estate Investing System Guidelines

The SMART Real Estate Investing System screens out the following MLS listing data:

- Bedrooms Per Unit < 1
- Bedrooms Per Unit > 5 (our market rent data source maxes out at 5 bedrooms per unit)
- Asking < $50,000 (usually leases miscategorized as sales)
- Duplicate addresses
- Badly constructed addresses
- Address incongruities between data sources (e.g., between MLS and Google Maps and/or Rentometer)
- Most new construction (due to new addresses not in public records & address databases)
- Addresses without enough statistically significant listing counts or rental data

MLS-Imposed Exceptions
- CRMLS respects seller wishes by restricting public access for those properties deemed private by owners
