Data Exceptions

SMART Real Estate Investing System Guidelines

The SMART Real Estate Investing System screens out the following MLS listing data:

Bedrooms Per Unit < 1
Bedrooms Per Unit > 5 (our market rent data source maxes out at 5 bedrooms per unit)
Asking < $50,000 (usually leases miscategorized as sales)
Duplicate addresses
Badly constructed addresses
Address incongruities between data sources (e.g., between MLS and Google Maps and/or Rentometer)
Most new construction (due to new addresses not in public records & address databases)
Addresses without enough statistically significant listing counts or rental data

MLS-Imposed Exceptions

CRMLS respects seller wishes by restricting public access for those properties deemed private by owners
