SMART Real Estate Investing System Guidelines
The SMART Real Estate Investing System screens out the following MLS listing data:
  1. Bedrooms Per Unit < 1
  2. Bedrooms Per Unit > 5 (our market rent data source maxes out at 5 bedrooms per unit)
  3. Asking < $50,000 (usually leases miscategorized as sales)
  4. Duplicate addresses
  5. Badly constructed addresses
  6. Address incongruities between data sources (e.g., between MLS and Google Maps and/or Rentometer)
  7. Most new construction (due to new addresses not in public records & address databases)
  8. Addresses without enough statistically significant listing counts or rental data
MLS-Imposed Exceptions
  1. CRMLS respects seller wishes by restricting public access for those properties deemed private by owners
